Crawl Space Mold Remediation in Gettysburg & Adams County
A crawl space is a basement nobody visits. Dirt floor, no light, a few vents, and the whole house's floor framing sitting eighteen inches above damp ground. When it grows mold, the first sign is usually a smell upstairs or a sagging floor, long after the joists have been wet.
Why crawl spaces grow mold
Crawl spaces are common under additions, under ranch houses and split-levels built in the townships around Gettysburg, under older farmhouses in the orchard country toward Biglerville, and under porches and kitchen wings tacked onto borough homes over the years. They share one problem: exposed earth. Soil is never dry, and a dirt floor releases water vapor into the crawl space continuously. The EPA's moisture-control guidance addresses this directly: put a plastic cover over dirt in crawlspaces to prevent moisture from coming in from the ground, and be sure crawl spaces are well ventilated. A crawl space with bare dirt and no vapor barrier is a humidifier running under your floor.
The second problem is the vents themselves. In a Gettysburg summer, the outdoor air is hot and full of moisture; the crawl space is cool. Air drawn through the vents cools and drops its water on the joists, the subfloor, the ductwork, and the underside of any insulation. That is why a vented crawl space can be wettest in July even though nothing is leaking. Add surface water running under the house from a downspout or a driveway, a dryer vent that terminates under the floor, or a plumbing leak nobody can see, and growth on the framing follows.
Signs of crawl space mold
- A musty smell in the rooms above, often strongest near floor registers or where the floor meets the wall.
- Cupped or buckled hardwood, soft spots in the floor, or doors that stick in summer.
- Insulation between the joists that is sagging, stained, or falling.
- Visible dark growth on joists, the subfloor, the sill, or the rim joist when you shine a light in.
- Standing water, damp soil, or rust on ductwork and pipe hangers.

What crawl space mold remediation involves
The work follows the ANSI/IICRC S520 Standard for Professional Mold Remediation like any other remediation, but the geometry changes everything. Technicians work on their backs or knees in a space with a few feet of clearance, so every step takes longer and containment matters more, because the crawl space is directly connected to the living space through floor gaps, plumbing penetrations, and often the return side of the ductwork.
- Stop the water. Redirect downspouts and surface water away from the foundation, fix any plumbing leak, re-route a dryer vent, and address standing water with grading or a drain and sump if needed. Without this, the rest is temporary.
- Contain. Seal the access and any large gaps to the living space, set up negative air with HEPA filtration exhausting outdoors, and protect the path from the hatch to the exterior.
- Remove contaminated materials. Wet or moldy fiberglass insulation, fallen vapor barrier, debris, and any stored items come out. The EPA's guidance on porous materials applies: absorbent or porous materials, such as ceiling tiles and carpet, may have to be thrown away if they become moldy, and batt insulation is as porous as they come.
- Clean the framing. Joists, subfloor, sills, girders, and posts are HEPA-vacuumed and cleaned, with sanding or abrasive blasting where growth has colonized the wood surface. Physical removal is the aim; the EPA does not recommend biocides such as bleach as a routine practice, and killed mold still has to come off.
- Dry. Dehumidifiers and air movers run until moisture readings in the wood are back to normal. Wood that reads wet is wood that will grow mold again.
- Control moisture going forward. At minimum, a ground vapor barrier over the exposed soil as the EPA recommends. Depending on the house, this may extend to sealing the vents and conditioning or dehumidifying the crawl space, often called encapsulation. The right choice depends on the foundation, the ductwork, and the local water table, and it should be discussed as its own decision rather than bundled silently into the remediation.
- Verify. A visual and moisture check, and surface sampling if you want an independent result; the EPA notes it may be useful to determine if an area has been adequately cleaned or remediated.
Vapor barrier versus encapsulation
These terms get used loosely in quotes. A vapor barrier is heavy plastic sheeting laid over the soil, overlapped and often taped at seams and run partway up the walls, which is what the EPA's guidance describes. Encapsulation goes further: a thicker liner sealed to the walls and piers, foundation vents closed, and the space dehumidified or conditioned so it behaves like part of the house rather than the outdoors. Encapsulation costs more and is not always necessary; a vapor barrier plus proper drainage and ventilation solves many Adams County crawl spaces. What matters is that the quote names which one is proposed and why, so you are comparing the same thing across contractors. Health, and who should stay out
A crawl space remediation disturbs a lot of growth in a confined space, which is why containment and respirators are not optional for the crew. The CDC's guidance on who should not take part in mold cleanup is worth knowing for the household as well: people with allergies, people with immune suppression or underlying lung disease, and individuals with chronic respiratory diseases like asthma or COPD should not participate. If someone in the house is in one of those groups, tell the contractor so containment and scheduling can account for it.
What to look for
Ask for a written, itemized quote that separates moisture correction, containment, insulation and debris removal, cleaning of framing, drying, the vapor barrier or encapsulation as its own line, and verification. Ask to see the technician's IICRC Applied Microbial Remediation Technician certification and whether the job follows the S520 standard. Ask specifically how the crew will keep spores from entering the house through the floor and the ductwork during the work. Ask what the plan is for the soil, the vents, and standing water, and ask what moisture readings will define "dry" before the vapor barrier goes down. Frequently asked questions
Is a vented crawl space better or worse for mold?
It depends on the season and the house. The EPA's guidance calls for crawl spaces to be well ventilated and for a plastic cover over the dirt. In a humid Adams County summer, though, vents also admit warm moist air that condenses on cool framing, which is why some crawl spaces are wettest in July. A ground vapor barrier is the first fix in either case; whether the vents should stay open or the space should be sealed and dehumidified depends on the foundation, the ductwork, and drainage, and it is a decision your contractor should explain rather than assume.
Can moldy floor joists be saved, or do they have to be replaced?
Usually they can be cleaned and kept. Mold grows on the surface of solid wood and can be removed by HEPA vacuuming, detergent cleaning, and sanding or abrasive blasting, then drying. Replacement becomes necessary when wood has actually decayed and lost strength, which is a rot problem rather than a mold problem and shows up as soft, crumbling, or sagging members. An inspection should tell you which situation you have before any quote.
Why does my crawl space smell but I cannot see mold?
Growth is often on the top side of the insulation, on the subfloor above it, inside the ductwork, or on the far side of the space where a flashlight from the hatch does not reach. Wet soil and decaying debris also smell musty on their own. The smell reaching the living space means air is moving from the crawl space upstairs, which is exactly why containment matters during the remediation and why the ductwork should be checked.
Does a crawl space need encapsulation after mold remediation?
Not always. The EPA's baseline is a plastic vapor barrier over the exposed soil and adequate ventilation, and with drainage corrected that is enough for many houses. Encapsulation, meaning a sealed liner, closed vents, and dehumidification or conditioning, is the stronger fix for spaces with persistent high humidity, ductwork running through them, or a history of standing water. Ask for it as a separately priced option with the reasoning written down, so you can decide rather than have it decided for you.
